One house, from the sketch to the keys.

Every house moves through seven stages: Sketch, Price, Contract, Permit, Build, Keys and Warranty. Each house opens on the stage it is in, with what is waiting and who it is waiting on. Here are four of the jobs it does for you.

Sketch · Plans

From a few sentences to a sheet set.

Describe the house the way you would to your drafter. You get a sketch to show the client, then a set of sheets to mark up together.

What it does

  • Sketches from plain words or from one of your past houses
  • Keeps every change as a version you can show the client
  • Draws floor plan, roof, elevations, electrical and site sheets
  • Reads your red-line marks back from the PDF

What it won't do

  • Size beams, joists or headers. Your engineer of record does.
  • Call a sheet ready for permit. Each one says NOT FOR PERMIT until you mark it reviewed.

Decisions

Clients pick on their phone, on time.

Selections are where houses slip. The app works out when each pick is due from your schedule and the supplier's lead time, asks on time, and shows the client what each choice costs.

What it does

  • Works out pick-by dates from the schedule and lead times
  • Sends each person the way they prefer: text or email
  • Shows the price and move-in effect of every option
  • Updates the allowance and the next draw when they pick

What it won't do

  • Make your client sign up for anything. The link is the way in.
  • Delete a client's answer. A line the client acted on stays, and the screen says why.

Change orders

One change. Four things move together.

A change order touches the price, the schedule, the contract and the client's signature. You see all four before the client sees anything, and they stay in agreement after.

What it does

  • Drafts the lines from your own price book
  • Shows the new contract price and move-in date
  • Writes the change order from your contract's terms
  • Collects the signature by link and stores the signed copy

What it won't do

  • Send anything to a client without your approval
  • Let the AI do the arithmetic. Totals are worked out in code.

Price

Bids leveled. Profit known before you propose.

Drop sub bids in as PDFs. The app reads them, lines them up by what they include, fills any gap from your price book, and shows your projected profit before you send a number.

What it does

  • Reads bids and quotes from PDFs, with the page for each number
  • Flags what a bid left out and prices the gap
  • Keeps one estimate that the contract, budget and draws all use
  • Shows projected profit, not just a budget

What it won't do

  • Guess. A number it can't find a source for says so.
  • Replace your accounting software. It keeps the job's money, not your books.

Also in it

The rest of the house, in the same place.

Schedule

Every house on one schedule. A date that slips moves the picks and the subs that depend on it.

Permits and inspections

The county's comments sit next to the sheet they are about. Inspections are dated and chased.

Punch and warranty

Punch rounds with photos. One trip for each sub across every house, and a year of warranty after the keys.

Subs and suppliers

Each gets a link to their part of the job. Insurance and lien waivers are checked before you pay.

Draws

The schedule of values comes from the estimate. A draw is ready when its work is done and its papers are in.

Your job folders

Point it at the folders you already keep. It proposes the houses, dates and spec sheets, and you check them before anything is made.
